Subfloor Repair in Edmonton: Why It Matters and What It Costs

Why Subfloor Condition Matters So Much in Edmonton

Edmonton’s climate creates specific subfloor challenges. Freeze-thaw cycles affect concrete slabs and the moisture conditions beneath them. Older homes may have subfloor damage from historical moisture issues, plumbing leaks, or simply age. In basement applications, concrete moisture transmission is a real concern that must be assessed before any flooring goes down.

Every flooring product has specific subfloor requirements — flatness tolerances, maximum moisture content, structural requirements. When those requirements aren’t met, the flooring reacts: hardwood cups and gaps, LVP develops ridges and hollow spots, tile cracks at grout joints, laminate buckles at seams.

Common Subfloor Problems Found in Edmonton Homes

Unevenness and High/Low Spots

The most common subfloor issue — floors that are out of flat. LVP requires flatness within 3/16 inch over 10 feet; tile requires 1/8 inch. High spots are ground or planed down; low spots are filled with self-levelling compound. Severe unevenness can require significant levelling compound, adding meaningful cost to the project.

Soft Spots and Structural Weakness

Soft spots in wood subfloors — where the plywood or OSB panel flexes underfoot — indicate either inadequate fastening, damaged panel, or inadequate joist support beneath. Soft spots cause squeaks and eventual failure under floor coverings. Repair involves additional screws, panel replacement, or structural reinforcement.

Squeaking Subfloors

Squeaks come from movement between the subfloor and joists, or between subfloor panels. Screwing the subfloor down more thoroughly often resolves this — but it needs to happen before new flooring covers it. Once tile or hardwood is installed, squeaks are nearly impossible to address without removing the floor.

Moisture in Concrete Subfloors

Edmonton basements frequently have some level of moisture transmission through concrete slabs. Moisture testing before flooring installation is essential — excessive moisture will compromise adhesives for glue-down products, cause mould beneath floating floors, and damage wood-based products over time. Moisture barriers or moisture-tolerant adhesives address this issue when detected.

Old Adhesive Residue

When old tile or glued-down flooring is removed, adhesive residue often remains on the subfloor. This residue must be ground down or skim-coated before new flooring goes down — particularly for tile, where adhesive humps create hollow spots beneath new tiles.
